Mansions - Residential Maintenance Engineer (mixed shifts of AM & PM)
JOB OVERVIEW:
Responsible for maintaining the general condition of the property with regards to all aspects of basic electrical, carpentry, plumbing, mechanical and painting work. Complete maintenance request work orders from all departments on a timely basis. Participate in the preventive maintenance program for all-building equipment and rooms. Complete other special projects assigned periodically by the Chief Engineer.
Proficiency in English (spoken and written) is required for this position, as clear communication with residents, guests, and team members is essential.

QUALIFICATIONS
Essential:
- 1. Working knowledge of all electrical supplies and equipment.
- 2. Knowledge of proper chemical handling and disposal.
- 3. Demonstrate pro-active working strategies and knowledge of:
- Health codes
- Home appliances
- Electrical codes
- National/local fire codes
- Local mechanical codes
- Blue prints and wiring schematics
- Power and hand tools, meters, etc. as it relates to the technical trades
- Fluency in job related English, both verbal and non-verbal.
- Provide legible communication, follow up and take directions.
- Compute mathematical calculations (add, subtract, multiply and divide numbers)
- Ability to effectively and efficiently:
- Interpret manufacturer's literature for installation, preparation, use and upkeep of various materials and products used throughout the property.
- Be well organized and follow instructions.
- Focus attention on details.
- Operate high reach lifts.
- Prioritize tasks, demonstrate daily time management skills, and comply with deadlines for work assignments.
- Be a clear thinker and perform well under pressure work assignments.

Desirable:
- High school graduate or equivalent vocational training.
- Certification or completion of seminars for specialized training.

PHYSICAL ABILITIES
Essential:
- 1. Exert physical effort in a safe manner, always working with safety work practices in mind while regularly transporting 10 lbs, frequently lifting and/or moving up to 50 lbs, and occasionally lift and/or move more than 100 lbs.
- 2. Endure various physical movements throughout the work areas.

- 4. Remain constantly active throughout work shift.
- 5. Vision abilities: close vision, distance vision, reasonable color vision, peripheral vision, depth perception, and the ability to adjust focus.

WORK ENVIRONMENT:
Engineering work shop, all areas of the property. Working on stepladders.
Job involves working:
- In variable temperature conditions (or extreme heat or cold).

- Around fumes and/or odor hazards.
- Around dust and/or mite hazards.
- Around chemicals.

Internal: Engineering and other residence staff.
External: Residents and guest/visitors, vendors/suppliers, outside contractors.
ESSENTIAL JOB FUNCTIONS
- Maintain complete knowledge of and comply with all departmental policies/service procedures/standards.
- Demonstrate time management abilities by organizing daily tasks strategically to work efficiently and effectively and pro-actively maximize maintenance tasks for the benefit of the property.
- Maintain complete knowledge of correct maintenance and use of equipment. Use equipment only as intended.
- Anticipate residents’ needs, respond promptly and acknowledge all residents, however busy and whatever time of day.
- Maintain positive resident and guest relations at all times.
- Resolve property maintenance issues and resident complaints, follow up with affected parties to ensure resident satisfaction.
- Monitor and maintain cleanliness, sanitation and organization of property areas.
- Receive daily work assignments from Chief Engineer and organize priorities and special projects to be effective and efficient in completing all tasks and projects in a timely manner.
- Pro-actively organize materials, tools and equipment to perform daily assignments.
- Maintain timelines and work schedule in accordance with the preventive maintenance program.
- Review any open work orders and provide needed follow up. Make rounds checking these problem areas, note any information needed or safety concerns on property and communicate effectively.
- Schedule work in accordance with preventive maintenance programs. Provide daily progress report to Chief Engineer and Residence Manager.
- Perform electrical work orders:
- Replace light switches.
- Reset circuit breakers.
- Replace wall plug receptacles.
- Replace fluorescent light ballast.
- Replace small motors.
- Use test equipment; multi meter
- Perform plumbing work orders:
- Unplug sinks, toilets, garbage disposals and drain lines.
- Repair or replace valves, gate, globe, ball, solenoid valves.
- Replace washer, gaskets, vacuum breakers, toilet seals.
- Work with different types of pipe including conduit, copper, black, cast iron and pipe hangers.
- Perform Preventive Maintenance work orders:
- Maintain Common Elements using Preventive Maintenance Program Punch List.
- Change air-conditioning filters every 3 months, noting date of install on each filter...
- Check HVAC equipment; change filters, belts, bearings and lubricate as necessary. Also check for unusual noise or vibration, adjusting as necessary.
- Change or repair locks as needed.
- Cut and mark keys for Common Elements as needed.
- Check and test-run emergency generator weekly.
- Pro-actively perform general maintenance to all necessary areas to maintain superior levels of overall maintenance.
- Assist electrician, carpenter, plumber and painter in all phases of repair work.
- Assist other engineering personnel as instructed by supervisor in regards to routine and preventive maintenance.
- Maintain cleanliness and organization of the work area to include:
- Inventories
- Requisition (receipt and storage)
- Trash removal and clean up
- Maintain the proper use, cleaning, maintenance and storage of all tools.
- Handle chemicals for designated uses/surfaces.
- Ensure security of any assigned keys.
SECONDARY JOB FUNCTIONS
- Assist with any special projects assigned.
- Perform Common Element maintenance which includes replacement of switches, outlets, light bulbs, rewiring of lamps and appliances, caulking bath tubs, shower head replacement.
- Assume the responsibilities of the Duty Engineer, which includes carrying the pager, conducting rounds and checking building equipment.
- Attend designated department and staff meetings.
- Recommend energy saving ideas.
- Recommend safety ideas; participates in fire prevention and other life safety programs.
- Wipe down walls, clean and paint as needed.
- Repair furniture.
